Flexible

Free cancellation until 15:00 London time, two days before your arrival date.

For stays of seven nights or more, the free-cancellation deadline moves to 15:00 London seven days before arrival, and the late charge becomes two nights rather than one. A longer booking is harder to re-let at short notice, and the terms say so rather than pretending otherwise.

Non-refundable

A lower rate, taken in exchange for certainty. It is not refundable if you cancel, and the saving against the flexible rate is shown in cash at the point of booking so you can see exactly what the choice costs.

If we have to cancel

If we cancel for any reason within our control, you get a full refund of everything paid. Where we can, we will offer an alternative home of the same standard first.

Changing your dates

Ask. Moving a booking is often easier than cancelling one, and if the dates suit us both we would rather move it. A change to a different rate or season may change the price, and we will tell you what the difference is before anything is confirmed.

How to cancel, and when the money arrives

Email or call. The contact details are below and on every page. Refunds are sent back to the card or account that paid, within ten working days of the cancellation being confirmed.

Your legal rights

The fourteen-day right to cancel under the Consumer Contracts Regulations 2013 does not apply to accommodation booked for specific dates. That is the law rather than our preference, and it is stated here before you pay rather than after, because assuming otherwise is the commonest cause of a dispute.
